On one Passive House residential project in Toronto, the client received a materially lower quote for a Passive House-certified window package from an alternate supplier. The price difference was significant enough that it had to be taken seriously.

But window selection for a Passive House project is not just a matter of first cost.

The decision affects energy modelling, comfort, condensation risk, durability, thermal comfort, construction coordination, lead time, supply chain reliability, technical support, and the project’s ability to stay aligned with its performance goals.

The client’s preference was to work with a Canadian manufacturer whose products would be fabricated locally. That preference mattered. Local fabrication reduced logistics risk, simplified communication, supported Canadian manufacturing, and provided greater confidence in a period of supply chain and political uncertainty.

Rather than dismissing the lower quote or pressuring the client toward the original choice, affectingchange helped create a clearer decision pathway.

We asked the preferred supplier to review whether pricing could be sharpened or the package optimized while preserving the Passive House performance pathway. We also asked whether another product line could be considered for some or all of the project, provided the technical data supported the energy model and the project’s comfort and durability goals.
